Our Fees
We are committed to providing the highest level of client care to each and every one of our clients, with client satisfaction and transparency being of the utmost importance to our firm. Our pricing is 100% transparent, we have no hidden fees, and we provide our clients with a full breakdown of the costs involved from the outset. We offer a fixed fee service, meaning that the fee quotation given to you at the outset of your transaction is what you will pay on completion.
There may be times where we do need to charge a supplementary fee, should it come to light that additional work needs to be carried out during the course of your transaction. However, should this occur we would never charge you an additional fee without advising you first and ensuring you are in agreement before proceeding.
The examples below will provide you with further information and more certainty around the key stages of your matter and importantly, any elements that are not included in our fee – for example Search fees and Land Registry fees if you are buying a property.
VAT is currently charged at 20%.
Our Legal Fees
Depending on the type of transaction, our legal fees are typically in the region of:
Sales – from £1,250 plus VAT
Purchases – from £1,350 plus VAT
Transfers of Equity – from £800 plus VAT
Remortgages – from £800 plus VAT
Financial transaction fee for sending funds – £35 plus VAT
The exact legal fee will depend on the nature of the transaction, the value of the property, and whether any additional work is required. If additional work is required, we will explain this clearly and agree any extra cost with you before proceeding.
Disbursements
During the course of your transaction, we will need to pay various third-party costs on your behalf. These are called Disbursements and are not fees we are charging you. Typical disbursements may include:
Search pack (purchase) – Approximately £300 to £400
HM Land Registry registration fee (purchase) – Approximately £40 to £500
HM Land Registry Office Copies/Searches – £7 per document/search
Stamp Duty Land Tax – Dependent upon the purchase price and your individual circumstances
Additional disbursements may apply depending on the property and the type of transaction, for example in leasehold matters.

Key Stages of a Conveyancing Transaction
The key stages of the conveyancing process can be briefly summarised in the following steps:
Pre-exchange and Contract stage;
Title Investigation stage/Additional Enquiries;
Preparation for Exchange stage (which in purchase transactions includes Reporting on Title);
Exchange of Contracts;
Pre Completion;
Completion; and
Post Completion.
Indicative timescales
On average conveyancing transactions take approximately 8-12 weeks (Freehold transactions) or 12-14 weeks (Leasehold transactions) from the point at which the Contract pack is issued/received. We understand that all parties will be keen to proceed as quickly as possible and we will of course endeavour to complete your transaction in a timely manner, however it is imperative to allow sufficient time for us to fully review documentation, raise enquiries and report to you. The above timeframe should be used as a guide when making your arrangements.
